As we end the first quarter of the year and step into spring, I thought you may be interested in an update on what is happening in our area.
The London property market remains buoyant and the enthusiasm to buy has not been dampened despite the current global crisis, energy prices and interest rate rises.
To give you an idea of the levels of activity we are experiencing, I have included some of our most recent figures:
1) The number of viewings taking place are up by 100% compared to last month.
2) The number of valuations taking place are up by 33% compared to last month.
3) Agreed sales are up by 75% compared to last month
4) Jackson-Stops Pimlico are achieving an average of 98% of the guide price.
We are frequently being asked the question “what is selling?” In short, a bit of everything, from apartments to freehold houses. We would be happy to discuss your property with you in more detail should you be thinking of selling now or in the future, or if you would simply like to discuss the market.
The lettings market is, and has been, the busiest we have ever seen. Stock levels are low and demand is high which has resulted in inflated rents through multiple offers. Tenancies are often agreed before the property hits the open market, applicant levels are high and they are ready and waiting as soon as something new comes available.
Tenants returning to London, employees being relocated and couples/families upsizing have all added to the increased demand for properties in Pimlico. Along with increased rents, the average length of tenancy has also increased.

Pimlico, the property sweet spot

Young professionals love a sweet spot that offers central London’s buzz but cheaper monthly rents.
Next to the river and with Victoria station and Westminster on the doorstep, Pimlico is right in the thick of it.

Pimlico offers homebuyers a square deal for prime central London

Belgravia’s neighbour can serve up Regency homes in a prime location — minus the prime prices.
Two-hundred years ago, Pimlico was a swamp. Raised using the spoil from the development of St Katherine’s Docks, “South Belgravia” was the brainchild of master builder Thomas Cubitt, who wanted to extend the grand stucco residencies that he had designed on Eaton and Belgrave squares down to the river.
